>:<9q`WbjbjqPqP. ::Wxxxx,z&?AAAAAA$:hfeez"??hUx:'?07R: ee"xxMortgage LoanIn the past decades, it was believed that a mortgage loan is a mortgage loan no matter whichever is chosen. But this theory is not workable anymore because of the many mortgage loan products available in the market. So, before choosing a mortgage loan, it is very important to decide which one is right for you. Finding the right mortgage loan means balancing your mortgage options with your housing requirements and financial picture, now and in the future. Also the right mortgage is not just having the lowest interest rate but much more than that. And this much more will be determined by your personal situation. Your personal situation and your limits to pay for monthly mortgage payments can be evaluated by answering the following questions:What is your current financial situation (including income, savings, cash reserves and debt-to-cash ratio)? How you expect your finances to changeover in the coming years? Have you plan to return the mortgage loan before retirement? How long you intend to keep your house? How comfortable you are with your changing mortgage payment amount? The answers to these questions will give you the idea of your financial position. Now the next step is to decide two key options: mortgage length, type of interest rate (fixed interest rate or adjustable interest rate). The length of mortgage loan can be minimum 15 years; can be 20, or at maximum 30 years. While selecting a fixed or adjustable interest rate you should be aware of the facts that the adjustable interest rate mortgage is more risky because the interest rate will change, while a fixed-rate loan offers more stability because of the locked-in rate. You will be able to pay off a shorter-term loan more quickly, but your monthly payments will be substantially higher. Long-term fixed-rate loans are popular because they offer certainty, and many people find that they are easier to fit into their budget. Although, in long run they will cost you more, but you will have more available capital when you need it, and you will be less likely to default on the loan should an emergency arise. In the light of above mentioned aspects, it is clear that the key to select the right mortgage loan for your needs should fit comfortably into your entire financial picture, that is having payments within your budget and comfortable level of risk connected to it.7uuudSBd!hD,hQjB*OJQJ^Jph!hD,h&w$B*OJQJ^Jph!hD,hVywB*OJQJ^Jph!hD,hB*OJQJ^Jph!hD,h<3B*OJQJ^Jph!hD,h;kB*OJQJ^Jph!hD,hB*OJQJ^Jph!hD,h*qB*OJQJ^Jph!hD,hWUB*OJQJ^Jph$hD,hu{5B*OJQJ^Jph33hD,h&w$B*ph33hD,h.oYZ89KLWgd1gd0

How to obtain a second mortgage loan?

by admin on Mar.17, 2010, under Loans and Mortgages

A second mortgage is a loan that is secured by the equity in your home. When you obtain a second mortgage loan the lender will place a lien on your house. This lien will be recorded in 2nd position after your primary or 1st mortgage lender’s lien, hence the term second mortgage. A second mortgage is also sometimes referred to as a home equity loan. There is no difference between a home equity loan and a second mortgage. These are just two different terms for the same subject. A second mortgage can either be a fixed-rate loan or an adjustable-rate credit line. Interest rates and loan program terms will vary from lender to lender so it is important to shop around and compare before committing to any one offer.

A second mortgages are ideal when you just want to tap into your equity, plan to move soon, or are unsure about the amount you want to borrow. Another plus of a second mortgage loan is that the interest you pay back on the loan may be tax deductible. Consult your tax advisor regarding your personal situation but in most cases the interest is 100% fully deductible as long as the combined loan to value of your 1st and 2nd mortgage do not exceed the value of your home.

Loan proceeds from a second mortgage loan can be used for just about anything. Many consumers take out 2nd mortgage loans to consolidate debt, do home improvements or pay for their kids college education. Whatever you decide to do with your loan proceeds it is important to remember that if you default on your payment you can lose your home so you will want to make sure that you are taking the loan out for a worthwhile purpose.

A second mortgages aren’t for everyone. You should weigh the cost of PMI and payments when choosing your financing options. Borrowing more than 80% of your home’s value will subject you to private mortgage insurance. Your monthly payments should also be a factor in your decision. By taking out equity when refinancing your home, you will have a lower payment than if you had both a mortgage and 2nd mortgage payment. Also, if you refinance in the future, you will have to pay off your 2nd mortgage.

Danger of Deferred Interest Mortgages: Understanding the Risks of Negative

Danger of Deferred Interest Mortgages: Understanding the Risks of Negative Amortization Home Loans

Negative amortization or “neg am” occurs when the minimum payment on a mortgage covers less than the monthly interest charged, causing the balance of the loan to increase instead of decrease. Interest only loans generally dont increase the balance due on a home although they dont diminish the amount due. However, deferred interest loans will increase your loan amount. This can happen with negative amortizations loans like a payment option ARM, where payment choices can be calculated based on COFI – The 11th District Cost of Funds Index which demonstrates the average interest rate paid by certain banks in Arizona, California and Nevada or on MTA – The 12 month Treasury Average, giving you a variety of choices in payments. While these loans can be a good deal when short-term interest rates are low, they are not necessarily the right choice when short term loans have a higher interest rate, like now. For most, now is not the right time to refinance a fixed-rate loan for a deferred interest mortgage.

If you are looking to eventually cash out home equity, you should look for a purchase loan that involves paying some of the principal. Not only is it possible you may not build equity in your home with neg am loans, but you also may have a loss of equity through an increased mortgage balance. If you suddenly need to sell your home, you may not be able to get a purchase price high enough to cover your loan. You will also have more difficulty getting a second mortgage behind negative ARM loans.

Henry Savage, president of PMC Mortgage notes that on a deferred mortgage, The mortgage balance can increase as much as $350 per month for every $100,000 that’s borrowed. The neg am on a $500,000 loan for example, can be as much as $1,750 per month. He continues by noting, There are not many circumstances where I would recommend an Option ARM. However, there are a few instances where deferred interest or negative amortization loans may make sense.

Neg am loans are good for investment properties when you may be paying a double mortgage. They are also good for self-employed with cash flow issues. If you plan on normally paying some of the principal, but dont know what your cash flow will be like from month to month, it may be helpful to have the option of a minimum payment.

Do you homework before deciding on a deferred interest mortgage. Although your payments will be lower, there are inherent risks involved and you may be better off with a fixed-rate mortgage.

Bad Credit Car Finance – How To Get Pre-Approved For An Auto Loan With Poor Credit

Word Count:Article Body:
Getting pre-approved for bad credit car financing will help you get the best rates possible. Pre-approved auto loans also give you an edge during car shopping, providing you with the most options. Your car shopping experience can be focused on getting the best price on a car, rather than worrying about financing.

Why Pre-Approved Loans Are Better

Some dealerships would have you think that getting financing with bad credit is nearly impossible. Not so. By researching lenders and their financing packages, you can find near market rates.

By getting pre-approved, you also remove a barrier when negotiating the price of your car. With a blank check in your hand, you can buy from any dealership or person. Sellers are much more willing to go down in price in order to seal the deal.

Start By Finding A Good Sub Prime Lender

Most financing companies deal with prime and sub prime car loans. So start your financing search by asking for loan quotes from several different lenders. If you have no idea who to look at, start with recommended sites.

When you ask for quotes, consider all possible terms. For example, selecting an adjustable rate loan will give you a lower initial payment than a fixed rate loan. Buying from a dealership will also get you better rates.

Look at fees and closing costs, not just fees, when comparing car loans. The APR number will give you the overall cost of the loan, a helpful number to use. If you are planning to refinance, lean toward a low application fee loan with slightly higher rates. This can save you money in the long run.

Online Application Speeds Car Loan Process

Car financing companies have developed online loan applications to save time and money. By having you enter your basic personal and financial information, lenders can limit the number of personnel needed to process your loan.

As a result, you can receive a blank check for you car purchase in five to seven days. You will also receive your loan contract at the same time. When you are ready to purchase your car, you simply sign both the check and loan contract.

7 Tips for Establishing Qualifying Credit for Home Equity & Mortgage Loans

According to Experian, a credit score is a number lenders use to help them decide: “If I give this person a loan or credit card, how likely is it I will get paid back on time?” The information from your credit reports is used to create your credit score. Your credit score will always be a key ingredient for low interest rates when qualifying for a mortgage or home equity loan.

Before getting a line of credit, get your free credit report from each of the three major credit reporting agencies (CRAs): Experian, Equifax, TransUnion. Under federal law, you are entitled to one every year. Order online at annualcreditreport.com, or call 1-877-322-8228. Check to make sure someone else’s information isn’t mixed into your report. If so, contact the CRA immediately and have them delete it.

Then, follow these tips to help you establish credit and build your credit score:

1.Establish checking and savings accounts and maintain them responsibly.

2.Piggyback on someone else’s good credit by being added to a credit card as an “authorized” (joint) user.

3.Get someone to co-sign a loan for you (e.g., financing a car, or other secured loan) and make your payments on time.

3.Apply for student loans and make your payments on time.

4.Apply for a credit card or a secured card. But, make sure the issuer reports to all three CRAs. Otherwise, the card won’t help you build your credit.

6.Apply for one gas card and one department store card to add to your credit mix.

7.Use your credit cards regularly, but wisely. Make all payments on time because the two most important factors in your score are whether you pay your bills on time and how much of you available credit you actually use.

Establishing and maintaining good credit will make buying a home a lot easier for you. You’d be able to get a good fixed rate loan instead of having to settle for a variable rate sub prime loan. It will also help for times you may need a home equity line of credit for home improvements or a home equity loan for debt consolidation, including paying off student loans.

1st And 2nd Mortgage Refinance Loan – Consolidate 1st And

by admin on Nov.12, 2009, under Loans and Mortgages

1st And 2nd Mortgage Refinance Loan – Consolidate 1st And 2nd Mortgages Into One Low Payment

Refinancing both your first and second mortgages will result in one low monthly payment that could save you thousands in interest charges. By combining both mortgages, you qualify for lower rates than if you refinance separately. You can see a significant savings with your second mortgage refinance, which is often several points higher than your first mortgage rates. You will also save on application fees and other closing costs.

Strategies To Lower Your Mortgage Payment

You have a couple of options to lower your mortgage payment when refinancing. The first choice is to find a low rate mortgage. So even if you choose the same length for your loan, you will still see a savings in your monthly mortgage bill. Adjustable rate and interest only loans will give you the lowest payments, at least at the beginning of your home loan. But a fixed rate loan can also give you reasonable rates with security that they wont rise in the future.

The other option is to extend your loan term, especially in the case of your second mortgage which usually is for five to ten years. By consolidating your loans to a thirty year loan, you lengthen your payment schedule for principal, so you have a smaller payment. However, your interest rate and charges will be higher than with a shorter term.

Getting The Best Loan

Once you determine the type of loan and terms you want, do your shopping for a good lender to save even more money. Lenders will vary in how much they charge for closing costs and interest rates. The APR will tell you how loans compare overall, both in terms of rates and closing costs.

But if you are planning to move or refinance again in the future, then be wary of paying high closing costs. Even if they secure you a lower rate, you will only see a savings if you keep the mortgage for several years.

Dont base your lender decision based on posted loan rates. Ask for a personalized loan quote based on your general information. With more accurate numbers, you can make an informed choice as to who has the best financing for you.
